What to put on the quote
- Roof size in squares, pitch, number of layers coming off and how many stories up.
- Shingle or metal product by brand and line, underlayment type and ventilation.
- Flashing, drip edge, pipe boots and chimney work: replaced or reused.
- A per-sheet price for rotten decking found after tear-off, with a cap the client approves.
- Manufacturer warranty, your workmanship warranty, and cleanup including a magnetic nail sweep.
Common mistakes
- Quoting before counting layers; a second layer of shingles doubles the tear-off.
- Leaving decking off the estimate and arguing over every sheet once the old roof is off.
- Reusing old flashing to win the bid, then owning the leak at the chimney.
- Not saying who is responsible if rain comes while the roof is open.
Deposit, balance and validity
Deposit 30% on signing for material ordering, balance on completion and final walk-around. Rotten decking is billed at the per-sheet rate shown, with photos. Start dates depend on dry weather. Estimate valid for 30 days.
Questions people ask
Tear-off or roof-over?
An overlay on one existing layer costs less but adds weight and can shorten the new roof’s life. The estimate shows both options when the roof allows it.
What is a square?
One hundred square feet of roof surface. Prices per square make bids comparable as long as everyone measured the same roof.
Will you deal with my insurance adjuster?
We can meet the adjuster and provide photos and this itemized estimate. What the policy pays is between you and your insurer.
