What to put on the quote
- Area measured, finished asphalt thickness after compaction, and base material and depth.
- What happens to the old surface: milled, removed or overlaid, and where it is hauled.
- Drainage and slope, and that low spots are not guaranteed where the base is not replaced.
- Striping layout, accessible stalls and signs if included, and when the lot can reopen.
- Sealcoating as a later, separate visit, and the workmanship warranty.
Common mistakes
- Quoting an overlay on a failed base and getting the callback when the cracks come back.
- Measuring the lot from a satellite map and missing the apron and the dumpster pad.
- Not stating thickness after compaction, so a thinner bid looks like the same job.
Deposit, balance and validity
Deposit 30% on signing to book the plant and crew; balance on completion. Paving needs dry weather and minimum temperatures, so dates may move without penalty, and asphalt price rises over 10% before the work date are passed on with notice. Estimate valid for 30 days.
Questions people ask
How soon can I drive on new asphalt?
Usually after a day or two for cars, longer in hot weather. Avoid sharp turns on the spot and parked trailers for the first few weeks.
When should it be sealcoated?
Most contractors wait several months for the asphalt to cure, then sealcoat every few years. We quote it as a separate visit.
Is an overlay good enough?
If the base is sound and the cracks are only on the surface, an overlay can work. Alligator cracking and potholes usually mean the base has failed.
