Rental Make-Ready Estimate Template
Make-ready estimates go to property managers and landlords who need a unit rent-ready between tenants, often within a week. Price the standard turn per unit, list damage repairs as separate items with photos, and leave the decision on what the departing tenant is charged to the manager.

What to put on the quote
- Unit address and size, and the inspection date the estimate is based on, with before photos.
- Standard turn items and damage items listed separately, so the manager can allocate costs.
- Paint color and sheen used across the property, and the flooring product to match.
- Turnaround time from key handover, and how the manager is told the unit is ready.
Common mistakes
- Mixing normal turnover work and tenant damage in one total, so the manager cannot explain any charge.
- Starting without photographing the unit, then having no record when a charge is disputed.
- Promising a three-day turn without checking that the flooring is in stock.
Deposit, balance and validity
Make-ready work for property managers is usually invoiced per unit on completion, net 15–30 days; larger jobs or ones with ordered materials take a 30% deposit on approval. Items found after work starts are added only with written approval. Estimate valid for 30 days.
Questions people ask
Can you tell us what to charge the departing tenant?
We describe the condition and the cost of each item; what is charged under the lease is decided by the manager and the tenant.
Do you price per unit or per item?
A standard turn is per unit by size; damage repairs are per item so they can be shown to the tenant on their own.
How fast can a unit be turned?
Paint and clean usually take two to four days; flooring replacement adds the time it takes to get the product.
