Estate Cleanout Quote Template
Sent to families clearing the home of a parent who has died, often from another city, and to executors or property managers acting for them. Unlike a junk pickup, most of the work is sorting before anything leaves the house, so the quote says how the keep, donate, sell and discard piles are handled and priced.
No sign-up. Totals, tax and deposit are worked out for you; print it or save it as a PDF.

What to put on the quote
- Rooms and how full they are, from photos or a walk-through, plus stairs and where the truck can park.
- The family keep list, and the rule for anything uncertain: boxed and held, never thrown out.
- What is searched for (papers, photos, cash, jewelry), how finds are logged and who receives them.
- Where items go (donation, resale, recycling, landfill) and any resale credit, deducted only after appraisal.
- Final condition: broom-clean or deep clean, and whether the garage, shed and attic are in scope.
Common mistakes
- Quoting a flat price from a phone call, then finding a full basement and attic.
- Throwing out a box the family later asks about, because no keep list was agreed in writing.
- Promising that resale will cover the bill before anything has been appraised.
- Leaving out disposal fees for appliances, paint, tires and mattresses.
Deposit, balance and validity
Deposit 20% to book the dates, balance on completion after the family walk-through or photo check. The price covers the rooms and loads listed; an extra load is charged at the load rate above, and only after a call to agree it. Dates can be moved free of charge with 72 hours notice. Quote valid for 30 days.
Questions people ask
Do we need to be there while you work?
No, many families are not. We agree the keep list first, send photos at the end of each day and set aside anything we are unsure about.
What happens to cash or jewelry you find?
Every find is photographed, logged and handed to the person named on this quote. Nothing found is sold or kept without written approval.
Can the value of the furniture pay for the cleanout?
Sometimes in part. Items that can be resold are appraised on site and the credit appears as a deduction on the final invoice, never promised in advance.
How long does a 3-bedroom house take?
Usually one to three days with a crew of four, depending on how full it is and how carefully the family wants things sorted.
